Terms of Service
The terms governing your use of the RentRequests platform.
Effective 11 May 2026
1. Acceptance of Terms
By accessing or using RentRequests (the "Platform"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform.
The Platform is operated by SQNWeb, a trading division of SQNTech LTD, a private limited company registered in England and Wales ("we", "us", "our").
2. What RentRequests Is — and Is Not
2.1 What RentRequests Is
RentRequests is a digital platform that facilitates connections between renters seeking property and landlords or agents offering property. We provide the technology infrastructure that allows these parties to communicate and share information.
2.2 What RentRequests Is NOT
- Not a letting agent or property agent.
- Not a property management company.
- Not a real estate firm.
- Not a party to any rental agreement made through the Platform.
- Not an escrow service or financial intermediary.
- Not a legal advisor.
- Not a tenant or landlord.
2.3 Our Limited Role
We:
- Provide the platform software and infrastructure.
- Facilitate connections between users.
- Process payments for our own service fees only.
- Moderate content to prevent abuse.
- Provide technical support for the Platform.
We do NOT:
- Negotiate rental terms on your behalf.
- Create or review tenancy agreements.
- Manage properties or tenancies.
- Hold tenant deposits or rent payments.
- Represent any user in disputes.
- Provide legal or financial advice.
3. User Classifications
3.1 Renters
- Individuals seeking rental properties.
- Can post requirements for free.
- Can browse landlord/agent profiles.
- Can spend tokens to reveal a landlord's or agent's contact details.
- Must be 18+ (or 16-17 with parental consent).
3.2 Agents and Landlords
- Can be professionals or private landlords.
- Access to renter requirements requires a paid subscription.
- Can contact renters directly through the Platform.
- Must comply with all applicable property laws.
- Are solely responsible for the rental terms they negotiate with renters.
3.3 Administrators
- SQNWeb staff operating the Platform.
- Can moderate content and suspend accounts for violations.
- Do not interfere with private transactions between users.
4. Important Legal Disclaimers
4.1 We Are Not Party to Your Rental Agreement
Any rental agreement between you and another user is entirely between the two of you. RentRequests is not a party to that agreement. This means:
- We do not create your tenancy agreement.
- We do not set rental terms.
- We do not manage deposits or rent.
- We do not enforce the agreement.
- We do not mediate disputes about it.
You are responsible for:
- Reviewing all terms carefully.
- Having agreements reviewed by a solicitor where appropriate.
- Ensuring compliance with applicable law.
- Resolving disputes directly with the other party.
4.2 Independent Verification
RentRequests does not verify:
- The identity of users.
- The legitimacy of offers or listings.
- The fairness of any terms.
- Legal compliance of agreements.
- Credit worthiness or rental history.
We recommend independent identity checks, references, solicitor review, and credit checks as appropriate.
4.3 Platform "As Is"
The Platform is provided "as is" without warranties of any kind. We do not guarantee that any request will result in a tenancy, that the service will be uninterrupted, or that user-provided information is accurate.
5. User Responsibilities
5.1 Renters
You agree to:
- Provide accurate information.
- Not misrepresent yourself.
- Be respectful to landlords and agents.
- Not spam users with identical messages.
- Comply with all applicable laws.
- Review agreements carefully before signing.
You understand that we do not verify the information you receive, and that you must verify landlord legitimacy independently.
5.2 Agents and Landlords
You agree to:
- Comply with all applicable property laws, including (in England) the Renters' Rights Act 2026 and the equivalent regimes in Scotland, Wales, and Northern Ireland.
- Provide accurate property information.
- Not discriminate against renters.
- Follow proper procedures for rent setting, notices, and possession.
- Respect tenant rights.
You understand that you are responsible for all rental agreements you enter into, and that we do not verify your credentials or manage your tenancies.
6. Disputes and Resolution
6.1 Platform vs. Rental Disputes
Platform issues (problems with our service): email hello@rentrequests.com. We will try to resolve within 30 days.
Rental disputes (between renter and landlord/agent): RentRequests cannot help — we are not a party to those agreements. Resolve them directly, seek mediation, or take legal advice.
6.2 What We Will Not Do
- Mediate rental disputes.
- Hold money in escrow.
- Enforce rental agreements.
- Represent either party.
- Refund token or subscription payments because of a rental dispute.
7. Legal Compliance
7.1 Renters' Rights Act 2026
Tenancies arranged through the Platform are subject to the Renters' Rights Act 2026. Renters are protected by the no-fault eviction ban, rent increase limits, deposit protection, repair rights, pet-friendly consideration, and anti-discrimination rules. Landlords must comply with these protections.
7.2 Our Role
RentRequests is a platform, not a regulator, and will not enforce these protections. If you believe the law is being broken, contact your local council, Shelter, Citizens Advice, or a solicitor.
8. Limitation of Liability
8.1 What We Are Liable For
- Failures of the Platform service we provide.
- Security breaches of our systems caused by us.
- Data breaches caused by us.
- Defective software we provide.
8.2 What We Are NOT Liable For
- Rental agreements made between users through the Platform.
- Terms negotiated between users.
- Disputes between renters and landlords or agents.
- Rent payment issues.
- Deposit disputes.
- Property condition.
- Conduct of any landlord, agent, or renter.
- Losses arising from a rental agreement.
- Indirect or consequential damages.
8.3 Specific Exclusions
Without limiting the above, we are not liable for:
- A renter being evicted (even unfairly).
- A landlord not being paid.
- Property damage.
- Tenant–landlord disputes.
- Your failure to comply with applicable law.
- Terms you have agreed to with another user.
Nothing in these Terms limits liability for death or personal injury caused by negligence, fraud, or any liability that cannot be excluded under UK law. To the maximum extent permitted by law, our total liability is limited to the amount you have paid us in the 12 months before the claim.
9. Payment and Fees
9.1 What We Charge For
- Tokens — for renters to reveal a landlord's or agent's contact details.
- Subscriptions — for agents and landlords to access renter requirements.
We do not charge for rental agreements, rent payments, deposits, or any rental-related transactions.
9.2 Our Role in Payments
Stripe handles card processing, payment security, and PCI compliance for our service fees. We only handle our own platform fees, subscription billing, and token purchases. Rent and deposits are arranged directly between users and are never handled by RentRequests.
Tokens are non-refundable digital goods and expire 12 months after purchase. Report billing errors within 30 days to hello@rentrequests.com. Statutory cancellation rights (including any 14-day cooling-off period where applicable) are preserved.
10. Acceptable Use and Intellectual Property
You agree not to use the Platform to violate the law or third-party rights, post illegal or harassing content, infringe intellectual property, scrape content, send spam, create multiple accounts to evade limits, attempt unauthorised access, or impersonate others.
All code, design, branding, and content of the Platform are owned by SQNTech LTD or its licensors. You retain ownership of content you post but grant us a worldwide, royalty-free licence to host, display, and process it for the purpose of operating the Platform.
11. Termination
You may delete your account at any time. We may suspend or terminate accounts for breach of these Terms, illegal activity, abuse, or non-payment (agents). Termination does not affect any rental agreement you have with another user, your rights under the Renters' Rights Act 2026, or any other legal recourse available to you.
12. Governing Law
These Terms are governed by the laws of England and Wales and disputes about the Platform are subject to the exclusive jurisdiction of the courts of England and Wales, without prejudice to mandatory consumer rights. Disputes between you and another user about a rental agreement are not covered by these Terms.
13. What These Terms Do Not Cover
These Terms cover your use of the Platform only. They do not cover rental agreements between users, obligations between renters and landlords, property law compliance, tenancy rights, rent payments, deposits, or disputes about rental terms. For those matters consult your tenancy agreement, the Renters' Rights Act 2026, your local council, or a solicitor.
14. Changes
We may update these Terms. Material changes will be notified via the Platform or by email. Continued use after the effective date means acceptance.
